After analyzing the potential ROI, we negotiated a fair price of $58,500, ensuring room for renovation costs and profit.

This metric became popular post GFC, when properties with a 1% rent to value ratio were fairly easy to find.  

I think that is a fair price and that will help me with my breathing room and hopefully help pay off my place faster, or at least so I can reach 20% equity so I can stop paying $110 a month in PMI haha.I'm obviously going to be checking credit score, making sure tenant has a stable income, no criminal background, etc.

I am sure they are a good company that offers some great options but in all fairness if you are not using all of the banks and lenders in the US how can you say your are providing a customer with the best finance option?

I asked our manager about reducing the rent but he said we are asking a fair amount and we are getting lots of interest but a lot of cancellations, no shows, or people who don’t follow through with applying or don’t meet minimum credit score.

Pricing in DFW probably means you wont live rent free,and will have to pay your fair share of normal rent, but you also get 3 more people contributing to your loan paydown and you get to keep the appreciation.Buy hey...maybe I'm wrong....go talk to a local bank or credit union near where you live and get a term sheet from them for financing. 

There is a woman in onboarding who is well spoken and fairly well informed but once you've signed on communication completely ceases.

For example, if you buy through Wayfair directly, you'll get fairly fast notifications of expected ship date, when it's shipped, delivery date, etc.
