The commercial real estate market (which includes multifamily) has suffered a big hit over the last couple of years. 

In the H.R. 3936, Built in America Act, it was proposed to extend the 100% bonus depreciation until January 1, 2027.

I extended with my lender to buy time until my credit improved but that unfortunately did not happen.

And mail the return on last day of extended due date. 

It's only been 48 hours so I would extend more patience towards the tenants who may be cautious of the new landlord.

@Ben Magee, In my state (PA) a tenant may break a lease WITH NO PENALTY if a unit is uninhabitable for an extended period and the landlord has been unable/unwilling to correct it.

We’ve already extended a $2.9M interest-free short-term loan to cover various unexpected expenses, including the replacement rate cap over the past 12 months.

It can be a real balancing act.If you go the full MTR, reach out to the school and make sure they know you have a nice place for visiting professors, doctors, nurses etc who are there for an extended stay. 20k is a decent sized school so you might be able to fill up just on that.
