Risks: rates go down and you have to pay a prepay of 2 or 3 %; you have to sell and pay the prepay; rents decline & you can't make the payment like any other type of loan; cost upfront a little more than conventional; need to find experienced broker licensed in the state where subject property sits; servicers are bulldogs. 

This is true, but can increase your chances of success by working with an experienced team.Financing Challenges: Unexpected rate hikes or tightening lending restrictions can complicate your plans. 

Does ANYONE know of a company (or agent that is experienced) in turn key rentals in the following states!?!?!

I'm starting to see and hear signs of interest in real estate, and anticipate that if there is an increase now that it leads to a busy spring and summer.I would like to hear from others who are localized to Colorado and just see what you gals and guys are seeing and experiencing as well.

Note purchasing is a very sophisticated strategy best suited for well funded and highly experienced investors.

We experienced real estate investors tend to look at most “guru” type training/mentorship as, at the very best, inadequate to provide the new investor with a reasonable pathway to success.

You have many options.I have done the development side before and unless you are experienced, be careful.   

An experienced broker with lots of choices at the palm of their hand is probably the best bet.
