I've bought some Nest appliances already and I'm also using ZeneHome to optimize my mortgage, insurance, prop taxes, etc but want to hear more about what tech others are using to cut costs at home?

I love my job and what I do, this is more of a retirement nest egg plus hobby plus adrenaline rush. 

But I have a small nest egg that I'm ready to use now to invest in *preferably* a quadruplex that I can be an owner occupant at least for a year or two.But I'm here in Atlanta and I can forget about investing my less than $100k in a quad only because there doesn't seem to be any for sale that cheap.

Do I just put a lock on the nest thermostat an control the heat myself and deal with the tenants if its to hot or cold? 

You might find that a nested set of LLC's is to your advantage or liking. 

Smart electronics like NEST etc?

With closing costs, for us to move into this house it will cost 75k, which is a substantial amount of our nest egg, as well as it seems very counter productive from a real estate investor view.

You will also want to ensure you pay it back quickly as your nest egg won't be growing while you have a loan out against it.
