I am a husband and father to 3 beautiful girls and although the Army has treated us very well, I don't plan to retire from it (I did, however, just re-enlist for 5 more years and will be PCS'ing to Hawaii in February.)

Others don't like this idea as much...lol.2) You can send mailers to absentee owners.3) You can join your local REIA and attend meetings.4) You can enlist other wholesalers to find buyers, while you're building your own list.5) Online ads on craigslist and backpage.com for buyers.6) Newspaper classified adsBottom line, you can do just about anything you currently do to find motivated sellers, in finding buyers.

Since you want to rehab an investment unit, I don't see how you qualify for the 203k loan program.If your mortgage broker knows your intended use of the unit that you want to finance with a 203k loan, your broker appears to be enlisting you as a co-conspirator in mortgage fraud.The penalies are a heavy fine and/or prison.

My second enlisted hitch in the Army I was a combat air traffic controller, if you want to have fun with turbulance try it in a helicopter, UH-1s seemed to bounce, Apaches and Cobras just dive as a roller coaster, lots of fun!!!!

I agree with Chris, and a friend of mine loves renting to the military, but, some points to consider:Their military affiliation hasn't prevented their 600 credit score.With 15 years in, it's probably less of a concern, but I'd make sure the enlistment isn't ending before the lease.My friend whines that in order to rent to the military, they have someone inspect and determine what they believe fair rent is, and they negotiate the rent down, and the service member gets a housing allowance based upon their determination of rent.
