Originally from Texas (which gets an embarrassingly bad rap), I reel from sticker shock about prices here because in my head SFRs cost 80-150k and for that amount in San Jose, SF, or Oakland I couldn't even afford a nice double wide (ha!).  

And, how embarrassing.

I was greatly surprised and embarrassed as he was right here.

I'm both a broker and investor and frankly I would be embarrassed if one of my clients had to seek advise online instead of getting the scoop directly from me. 

Not to mention how embarrassing it was not to realize what an issue it would be for me prior to closing.Anyways, 6-months later my wife got a tremendous job offer about an hour away from this house, which was fortunate because I too had worked about an hour away, and with her now working in the same area I do, we hurriedly put our house up for rent. 

You (or him) need to spend 2-3 days there, hire a new management company, a 2 year vacancy is extremely odd, I would think your Dad is very embarrassed about this, try to dissipate that as much as you can... act now, get new management, evict the bad payers, new new tenants, stabilize, and THEN think about selling.

Embarrassingly this is my first post.  

Getting your house in the MLS with an attractive set of photos (learn to take your own...some of the photos full-price agents put in MLS are just downright embarrassing) is the most important thing in getting buyers in.Just for getting it in the MLS, of course, you could use a $300 flat-fee broker. 

@Jonathan Santa seems as though you have done you're homework.When putting an offer in, the old adage goes that if you aren't embarrassed by it, you offered too much.
