Originally from Texas (which gets an embarrassingly bad rap), I reel from sticker shock about prices here because in my head SFRs cost 80-150k and for that amount in San Jose, SF, or Oakland I couldn't even afford a nice double wide (ha!).

You (or him) need to spend 2-3 days there, hire a new management company, a 2 year vacancy is extremely odd, I would think your Dad is very embarrassed about this, try to dissipate that as much as you can... act now, get new management, evict the bad payers, new new tenants, stabilize, and THEN think about selling.

Getting your house in the MLS with an attractive set of photos (learn to take your own...some of the photos full-price agents put in MLS are just downright embarrassing) is the most important thing in getting buyers in.Just for getting it in the MLS, of course, you could use a $300 flat-fee broker.
