As a powerful organization, I would like to see Bigger Pockets become a leader in not simply educating real estate investors but leading the way in warning investors about the real estate guru pitfalls.  

Both are great resources and educational.

Sadly the underwriting seems to have been an oversight in the areas you had mentioned, of course sponsors will always cast the brightest light on every situation but we and they must remember we aren't paying for their education but expect the experts to lead the investors thru experience and wisdom.

You also need to educate yourself on how to manage an investment property.

The more stoic, grounded, and educated you are the smoother the ride.I guess my point is, I'd be leery of blast marketing emails myself. 

I guess I may be looking for it in the wrong place or just don't know what to look for, lol, need to continue educating myself.

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

You have to educate them.

I'm completely new to real estate and am doing all I can to educate myself in really all things real estate.

Educate yourself on how to house hack.
