Raising the  amount required to buy your target properties is not easy, and beyond the amount that must be raised without leverage it will be difficult for you to provide favorable return profile for your investors.

I don't think its as easy as people make it out to be. 

When i look back it's pretty easy to see what let us achieve this milestone. 1) Delayed gratification.

I understand it isn't easy, especially when new in the investing game.  

Infill is simple, but not easy.

This seems like a very easy property, management-wise.

Sometimes you just need the easy button.
