The best way to navigate through all of these hurdles is to find an agent-friendly investor that is finding off-market deals solely for their clients

I have friends who bought in Texas, Chicago, Minnesota and Tennessee so I've been watching those markets. 

Lastly, the barrier to being a successful landlord is getting slightly more difficult (still not wildly difficult) year over year due to tenant friendly legislation being passed.
