Interest rates are not the driver for me. 

I deliver a first rate, top of market product and rarely do I see my properties sit longer than a few weeks. 

The only food I have delivered is pizza, and even that is rare.

Although the investor is in the drivers seat, as the borrower you should be helping to provide a good experience as reputation is everything. 

I would also recommend buying paper goods/cleaning products from a WB Mason or something like that for the best savings.For mattresses, I use Lucid - they are so comfortable and affordable, they also get delivered in a compact box which makes it easy.Have some type of signage out front and make sure the numbers are easy to differentiate on the property, that way its is clear and straightforward for guests.

We take it a step further and build in factory then deliver the units to the site.

I think there is less compliance issues, with a house the city is always sending you bs letters that you have to comply with. or a pipe bursting or someone falling in the parking. the hoa takes care of all these and takes these risks for you.I get the asteroid thing, just because there are drunk drivers out there you can't sit at home and be afraid to drive, I get all that, but these nasty lawyers will gladly gladly gladly destroy your life over the silliest thing. 

The key is working with a contractor that can deliver.
