The others (for now) are a very distant 3rd place and not worth the trouble. 

What I’m hearing is a DSCR may be a distant option but overall I need to put the work in and start chipping away at the HELOC. 

@Jordan RichterYou won't have the same intimate, day-to-day knowledge of a distant market that you have of the market in which you live.

Professionally I've had a successful career as a fundraiser for 501(c)(3) organizations, but I've always known that I wanted to get involved in holding and/or flipping properties someday (my initial thought was in the distant future when I receive some type of inheritance- being that I have young kids we don't exactly have thousands of dollars laying around to invest these days!)

Do it this way, and you can expect a visit from a lawyer in the near/distant future.

When I retire in the not-too-distant future, I'll live off the income ala @Joe Villeneuve.
