My PM just evicted 2 tenants in a 4 plex.

As a broker, I "buy" a mortgage at a discount from a direct wholesale lender, then mark it up and "sell" it to my client to make a profit.

If you're unwilling to charge a common fee, I wonder how you're going to handle a problematic tenant who is late on rent or responsible for paying the plumber to remove a kid's underwear from a clogged toilet.How will you conduct a credit/criminal screening without an electronic application?

I'm replacing a boiler for a single-family home, 1400 sq.ft.

Why a DSCR loan and not a conventional loan? 

I'm not saying all PM's do this, but some do...What motivates you as a PM to go the extra mile for a property they are managing when they get a percent every month? 

Key is to not grow to fast and have $ set aside as it's never as fast or profitable as you think when getting started where in Texas are you looking to be a GC?

A consoldiation exchange is frequently used where an investor will sell several smaller properties and 1031 exchange them into a larger MF property. 

It's no guarantee but it's a good place to start.
