To me trust starts with people that have made a career of real estate BEFORE they start raising millions in capital.  

If either you or the investors are not highly experienced, this system is very very difficult to slow the first couple flips profitable. 

It's difficult to see how a tenant will be after screened and signing a lease.

Someone with a better understanding will comment I’m sure but I tend to think it will be a difficult move.  

The eviction process is really not that difficult as long as they don’t appeal it I’ll give you the attorneys name if you would like.  

I don't know how difficult of a task this would be, but suspect it would make for better quality forum content. 

Building for seismic zones is actually not all that difficult.

I stick with the main OTAs and have added GVR since I believe that one could materialize but trying to get direct bookings is also difficult.
