If it's in a good location anticipated to go up in value, it could be worth it

Playing sports isn't forever and I know a 9-5 isn't for me, I am very much desiring to get ahead and learn how to build wealth from all those smarter than me! 

If it were to go to foreclosure would it go for $180k?

Most if not all of these properties require SIGNIFICANT cap ex rehabs and conventional financing won't touch them; you'd likely need to go the hard money route at 10-12%, 2 points, 12-18mon turn around.

This way in case of “default” we don’t need to go thru foreclosure, or bankruptcy litigation since we already own the property on a sale/leaseback/option arrangement.  

If you choose to go with a first time home buyer program, you would need to identify all the terms and advantage of that as MANY are available.
