Hey y'all, What areas around St Louis are you finding the greatest value on returns? 63031 has been really good to me but the inventory is scarce these days. It's tough to find a solid deal without giving up the bank....

Due to the likelihood of needing to replace AC and/or furnaces in the next 5 years, there will probably be another year or two of near zero cash flow at some point.When I bought these houses, the neighborhoods had a lot of rental homes, but were still desirable affordable neighborhoods.

Out out state can offer other advantages but CA is still a desirable place to live.

While living with your parents can be beneficial, the desire for privacy is valid, especially with a family.

It's middle class, low crime, clean & zoned in one of the top desirable High schools. 

So understand the desire for financial freedom.  

And it makes it easier for an investor to roll their preferred returns back into the fund if they so desire.- Our current preferred return is 12% a year, for a 3 year term (keep in mind these funds along with the notes that they purchase exist within a marketplace so returns fluctuate depending on the offering). - ACH payments are received by investors on the 1st of every month, so participation in our fund is a purely passive investment vehicle that's open to accredited investors only (and like Patrick said above, accredited or not, anyone can purchase a note).As an added bonus, investors in our fund can redeem shares to purchase notes upon availability.
