DSCR is strong at <1.2.I geek out on data - and my data says that most hard money/RTL (residential transition loan) is closing at 80%-85% of purchase price with a coupon in the 11s.

I'm not sure what average traditional mortgage finance rates from a bank are but in theory couldn't you short a US treasury (lets say 5 year at 1.8%) and only pay the coupon semi-annually.
