A couple strategies that could make sense for a younger person without experience could be a live-in flip or a house hack.

We did a couple recent ones that were on market, fixed them up and got them to market after the remodel with a profit.

I live here and househack as well - can provide a first hand perspective.

Sounds like you need to have a relationship with a couple of good contractors, 40k for vinyl siding sounds high, what was the material cost.  

You can wargame scenarios to decide what you think is best.On the other hand, that is a pretty sizeable rehab budget. 

Since this situation was so egregious (IMO), I would either boot them out now, or at least have a serious talk, real serious....If you're going to let them stay I would just get a really deep cleaning done, maybe a couple, and then replace carpet after they're gone.

On the other hand if you wanted the total investment to be $200K it would most likely be a condo or townhouse. 

I had looked into Pricelabes a couple years ago and didn't think it worked well for my market, but sometimes think about retrying it because so many seem to rely on it.
