How do you contrast it with Overbrook as far as rental desirability, safety, etc.

They really ended up being more of a liability and I was happy to rid myself of those anchors, after all that time.Now, contrast that with another OOS rental I purchased around the same time as the others.

Seems perfect.I got the terms for the HOA, and there is a term on leases saying you cannot rent your lot for less than 6 months, and that "no lot or residence may be leased for hotel or transient purposes"....which of course sounds like it is direct contrast with the "NO RENTAL RESTRICTIONS", which I made my offer predicated on.Also looking at the financials it seems like these terms were set in 2004 and haven't been updated since, because the date on the signed doc is from them, and the HOA has collected a couple late penalties, but no other penalties besides that.My realtor seems unconcerned, but for obvious reasons I am.

After reading the entire Thread, I thought I would chime in as a Brooklyn, NY investor to contrast what has happened to me versus an investor that I know incredibly well who decided to invest in immediate Cashflow in Bristol, CT.

For me, an operator who would include that and explain it/contrast it against the plain occupancy number as part of their top line pitch would immediately move to the top of the stack for me.
