I tried to provide constructive feedback on why it was not worth continuing with RentRedi and all the sudden I couldn't type anymore (it was about 3-4 sentences I got cut off). 

I love that you are continuing your mom's passion, and doing it together. 

So I just wanted to make sure that the 8 days that they accessed the property to continue to move out basically, would be considered unpaid rent.  

I think its a matter of how you build it and its functionality. 

Instead of continuing to hire remediation contractors you should hire a hygenist to come in, do some testing and provide a remediation plan.

-We have experienced continued progress in the last couple weeks through our compaction tests.  

I've rented rooms to BSSM students, but I'm not sure that I want to continue with that group, or switch to independent senior living, etc. 

Lock-out, should they continue to not come even, would be typically less than 14-days.Unless the tenant comes even with the rent (which would result in dismissal of the non-payment of the case), there is generally limited defense to this process.

I would be happy to share my experience in knowledge in this area (MA and RI) as I continue to look to build my portfolio. 

If the tenant was placed by the Manager, and wishes to extend or renew their lease, andthe owner wishes to cancel this agreement to continue on with the existing tenant, there will bea fee of $800 + GST.
