And once you've got an approved applicant, then you present them with your lease, which needs to be comprehensive in its protection for you and of your property (mine is 24 pages and counting as I encounter new issues, and it contains fines for certain violations) - check your state laws.

IMO the best investor contracts are short and simple enough so as to not be intimidating to sellers, but comprehensive enough to include all the necessary buyer protections and local requirements.

In many industries, the introduction of accessible platforms has led to market expansion by lowering barriers to entry.

Nobody has a crystal ball and the failures in most operating agreements relate to their inability to anticipate  capital needs, introduction of new members, etc.
