Rent is in section 8 housing and rent comes in on the 1st every month Rent: 700$House has passed all government paperwork to be section 8 compliant. yearly insurance is 345$would need to use property management company to manage the property. utilities are paid for by the tenant.Does this add up?

@Chase Keller - I looked at that, but it wasn't ACA compliant so I would pay a penalty and for me I think it was $18k a year so not worth it

But pls note, they usually look for more bedrooms so that can make some profit and you may need to do some house modifications to align with their interests as well as to make it ALF compliant.

Add something similar to this to your lease:The Tenant covenants that he/she will not allow refuse, garbage or other loose or objectionable material to accumulate in or about the house and/or yard of the said properties and will at all times keep the said premises in clean and wholesome condition.At that point it becomes a fairly generic notice of breach, detailing section number, timeline to remedy, & consequences if non-compliant.

And if the home is designed with them in mind (ADA compliant bathrooms/kitckens, elevators for a multi-unit, etc.), it just seems like a good way to go.

There are so many brokers out there, if you really like the hunt for off market properties sold on net listings, find a broker who does that off of the MLS but fully compliant with the law.

Which makes sense if you have three large apartment complexes, because they each represent a large sum of equity and risk exposure.Be sure you run a responsible business, maintain your properties well and make sure they are code compliant, get good insurance and an umbrella policy on top.
