I'm still in the process of growing my portfolio, but have heard others 1031 all their smaller properties into a larger building and have a property management company manage, OR, set up a seller financing deal with another buyer that gives you the cash flow you desire. 

@Denise CarringerMy preference is to go local - some community banks offer this type of service or local escrow companies, which is what I found, because they offer a higher level of service than most national.

Thus, the preREO strategy is to have a court appoint a receiver, which could be a real estate agent or property management company, to repair and rent the property during the foreclosure.

The other tenants would call the management company on Saturday to report the air conditioning failure and were told that a service person would fix the problem on Monday. 

This seems strange since PPMG (my property management company) is vetting these renters.
