I would prefer shared laundry in basement, but afraid if people fall down the stairs, start storing items in basement, keeping door open and neighbors may start using it and abuse it, playing around in basement even though I could section off the area by putting walls but still worried.If going in unit hookup route.

Lumber, labor, cement, brick, and even the fixtures are all more expensive from a year ago.

They're  looking to get into a single story home so that they don't have to deal with stairs with 3 bedrooms and keep the current condo as a rental. 

No allowance for stair (treads and risers) or handrail rehabilitation. 

.- Exterior paint, interior paint - HVAC and water heater appear new, roof appears new- Interior has some water stain marks, replace drywall patches- Replace kitchen with modern cabinets, granite, appliances- Oak floors downstairs hopefully can be refinished- Replace carpet upstairs with composite flooring or nice carpet - stairs are carpeted!

I got an email for my tenant regarding my carpet runner on the stairs.

I'm assuming it's fiber cement, but I've never had fiber cement siding before, so who knows.
