I currently live in it as my primary residence but had plans to eventually rent it out and then cash out refi once I reach 20% equity in the property.

For a buyer this should reduce their cash out of pocket to close which could help with barrier to entry. 

However, I'm in the middle of a cash-out refinance of an investment property I already own.

Low down payment, but you would be increasing the value of the property with your own cash.
