The federal Fair Housing Act of 1968 and the federal Fair Housing Act Amendments Act of 1988 prohibit discrimination on the basis of the following criteria (called “protected categories”): race or color; religion; national origin; familial status or age—includes families with children under the age of 18 and pregnant women; disability or handicap, or sex.

In one case, the Seller arranged for a six month free lot rent for his son only later did the new Owner find out the son was also a registered sex offender!  

Prohibited in all states is the refusal to rent because of ethnic background, race, religion, sex, sexual proclivity, age, marital status, or income source. 

Typically you will need a CAM license or similar to manage communities.

@Brian @Brian Cam This was Specifically a Trailer with the intention for people to contact my realtor for more information and to see some shots of the inside before there was ever any photos on the MLS.  

The two that interested me most were the CAM Designation and the IROP Designation from NAA.

I've cam up with a $280k ARV because to properties on the street and block sold 7 months ago for just of $300K same style, rooms and similar sqft, only major difference is the house I might be possibly rehabbing has only 1 bathroom and the rest that sold for just over 300k has 2 bathrooms.

For my house, my property manager lets me know the details of the animal, breed,  sex, and size, then I make the decision whether or not to rent to them.I think the bigger issue is the integrity of the tenants.
