If you are talking an older strip center with mom and pop tenants the yield should be higher.You can run the numbers from the profit and loss statements and CAM re-imbusements after base rent and management.

If it is a commercial leasing property, they may ask for some extra cleaning or you need to charge for a pylon sign or 'CAM' charges.I certainly would not want to try and keep it all in my head each month beyond 1 or 2 units.To @Terry Miller and @Roger Sandmann, this not about bank accounts.

It is rare but sometimes with national tenants it can happen or an A location even with mom and pop tenants if rents per foot before cam are lower and do not tax tenants businesses models as much to stay profitable.

Previously, the office was used as a doctors office and then as an mini suite, precisely what I would like to do.Other advantages (to me) include no Condo Association or CAM fees.I'm thinking I would like to play at a level below a typical Executive Suite such as Regus.
