These figures are even higher than those that were used by unscrupulous local developers, master brokers and local real estate agents a few years ago to lure unsuspected foreign buyers.

This might be a question for our insurance broker/future attorney, but wouldn't the LLC be formed in Indiana since the rental property is located there (versus Illinois where we will be living)?

When I worked as an MHP broker, if the park was on a lagoon, I could never find a buyer no matter how low the price got.

However if I was an agent, broker, GC, etc I do not feel that it would be my responsibility to verify the underwriting.

That's aside from a renter placement fee (from a property manager or real estate broker), so with that into account, it could be about $3000 into the red on year one of a rental lease.

I think by the description these guys are brokers .. so they tack on fee's to the direct lenders fee's   Kind of like peer st..  

Brokers will be eager to add you as a new agent to their office.
