For someone who is self managing a portfolio of rentals, any recommendation for bookkeeping books?

Then the tenant will rant a bunch of nonsense, have no evidence to back up his stories, and the judge will find in your favor based on the evidence provided by you.For future tenants, I highly recommend you read a book like mine or "Every Landlord's Legal Guide" by NOLO.

My biggest concern is just making sure I'm by the book and mostly making sure my property doesn't get destroyed, I have heard a lot of horror stories.

As for property management software, options like Hostaway or Lodgify can streamline bookings and communication.

The jury is out on summer, but we are already cutting rates significantly to get bookings for our properties.We are currently trending toward 2019-ish rents for most of our properties. 

My suggestion is to continue being active on BP, get out to some networking events and seminars and also educate yourself through books and podcasts. 

As you get further into your journey read the House Hacking BP book, it's my favorite BP book personally.

Instead, I've heard of hosts raising the nightly rate high enough it won't book or setting a 30-day minimum stay and had no issues with a double booking.
