A house that has survived 100 years of neglect has probably got good bones, while modern construction is often all about slapping stuff together as quickly and cheaply as possible in order to maximize profit for the developer.

I am mostly just looking for a bare bones cheap simple build or manufactured home.

Doesn’t look like you have much meat on the bone in this deal to even be a little risky 

Or are there other ways (parking, laundry, storage) etc... but key is to leave some meat on the bone for future investors.

The great news, the house is in a killer neighborhood and it’s got a great floor plan with good bones on a corner lot brick.  

The bones were great and with new vinyl floors, HVAC work, and paint I'm in it for about $55k total with 40k financed.

Each of those will have 4+ homes in Dallas every week and even more in the surrounding areas.The best way to find smaller wholesalers who will typically leave more meat on the bones for you as an investor is to call the We Buy Houses signs you see littered on every intersection.

Wholesaling is a great way to get started but requires a lot of expertise in property analysis and I live in San Diego where we have a plethora of investors driving good deals into a Bare bones situation.
