There are exemptions for LLCs/Corps that employee more than 20 employees or have annual income of more than $5 million, because every body know money launderers never have more than 20 employees or make more than $5 million a year.

When my Agent and PM do the walkthrough, I plan on having my Agent give the tenants an Estoppel Agreement to fill out so I can attempt to have full transparency of the leasing situation.

However, I have attempting to understand the full value of this for some time now having found myself investing in rental property with purpose and getting started educated on how I can make the money I invest work for me better.I read your post a few times, it all made sense, but I lose context on this paragraph, where you mention you take out the 80 +30k (this is invested for 30k as downpayment, and the 80k after the closing (of your own money))?

@Yixiong Panin our opinion, it depends on the Property Class/Tenant.Class A: most people can DIY manage and learn what they need to know on the fly.Class B: A bit harder, takes more time and there's more risk with maintenance and tenants.Class C: should only be attempted by EXPERIENCED landlords!
