And that means YOU, me, WE paying the bill for what was in fair-share a CA person-made catastrophe via there idiotic actions. 

I really can say that everything needs to be perfectly handled without any room for error.However, you do not need to go and study all aspects of Dodd/Frank, Safe Act, Senate Bill 43, the Property Code, the Finance Code, insurance law and all case law regarding wraps.

I talked to numerous California investors in real life and phone/Zoom calls who have lost money in far away OOS markets, mostly Midwest markets (e.g. repairs, capital expenses, bad tenants, properties vandalized while under renovation, evicted tenant stole all the appliances, property managers with high fees or overcharging for repairs).

So, even a small negative like a $50 unpaid cell phone bill that goes to collections when you switch carriers tanks their score.

Basically 75% of the total rents need to cover all the bills.

If you increase your sales volume in a business, client base in a profession, or assets in an investment program, you pass through a point where you’re doing more work, have greater Billings, more assets, but MAKING LESS MONEY.  

Within the last 2 months, I've been approached by numerous investors asking if I do rent by room which I currently do not.
