@Zachary DealIn the Tahoe Reno, NV market we are seeing more interest in MTR because of the influx of tech and manufacturing jobs with Tesla building the Semi-truck factory, Panasonic building batteries, and Redwood Battery recycling the batteries.

It will work for me not just for buy and rentals but for anything I decide to do such as building a ground-up spec home or buying a non-performing note or doing some lending.

But it's pretty easy to find a contractor that is good enough to do the job.If I was looking to do a little lipstick remodel, I have 4 or 5 contractors I could call who would all be a good fit.If I was looking to do a gut remodel, I have another 2 or 3 contractors I could call who could handle that job.When I'm doing a luxury spec, there are 5 or 6 contractors that I'm talking to for bids on those jobs before I pick the best fit.Finding a deal on the other hand... you can't just call up a deal and say you're ready.

I have even considered doing spec homes with a builder on the other one or two lots.

If a tenant goes to section 8 with a complaint they can at times come out to inspect and if you are out of compliance even for the smallest thing you will have a timeframe to fix it and if not done to their specs or on time they can abate rent. 

My husband is also a builder, and he is building a series of spec homes that have more bedrooms and would rent for more (fixing the cash-flow problem).

Things like amenities, location, and specs of the condos matter more now than ever.5.
