You can put a mortgage into a "trust: without triggering a due on sale but again contacting your bank/lender is the best route to avoid any issues.Some banks/lenders or servicing companies change guidelines and even a trust may require other paperwork but the attorney usually facilitates that to be safe.  

So basically the idea is to become private lender (or trust deed investor).

Some DSCR programs require 6-month seasoning, but my favorites have a 90-day seasoning or 'no seasoning' requirement to refinance based on the new appraised value.

You’re not required to rent to someone just because they look great on paper, but you should ensure that your reasons for declining them are grounded in business-related concerns (e.g., concerns over rental history or ability to care for the property, if documented).A good practice is to follow a consistent screening process for all applicants. 

You may even be able to switch your situation requiring private money by either fixing the property first (lets say it has a couple electrical issues) or by having someone cosign and being able to get that better rate/closing costs.
