With that in mind, I'm currently focused on Mobile Home Parks, Self-Storage, and Retail Strip Centers with anchor tenants that do well during downturns (ie. grocery stores, dollar stores, etc).If you don't pay attention to the cycle then you can really get caught off guard.

In 5 years, you'd have saved 30k, that can certainly be another deal, but you could also get a new loan for the other deal if you have equity, leverage the next deal, then as that project cash flows rinse and repeat, you might sell off another project and then payoff your anchor property.
