I’ll be sure to get the survey over to you shortly.I completely agree—it’s always best to approach a deal with a clear offer in hand and come to the table with something rather than nothing.Some people have advised against tying up a wholesale deal first and then scrambling to find the right buyer.

So... if I were to advise a friend, I'd tell them, sure, if you really wanna buy, this platform is fine, just like Roofstock is fine, if you really don't have a team built out and trust built in to find better deals & opportunities.

Given your scenario, you might recover more capital with DSCR due to the higher rental income, but as other lenders have advised, your max will be 75-80 LTV.Hope this helps!
