If the drywall cracks in the next year or two, or the doors start to stick, then you likely have a larger settlement issue going on, and will likely need to call a foundation repair contractor. 

One of the biggest mistakes I see investors making is they forget to address things like HVAC, siding, etc when they have access to a hard money loan.

Our main issue is these properties are owned in an LLC.

For example the license should not only have a cost but also require at least some compliance training targeting some of the most common issues/complaints.

With this in mind, if you intend to leverage short-term debt (hard money), it's even more vital that your underwriting is thorough and that you have the correct systems in place to tackle potential issues.

Not an attorney but it's my understanding a notice of lien must be filed prior but why not just pay it and get the issue resolved
