But we always caulk the front and sides for sanitary reasons.Also, for elderly tenants, you may want to consider replacing the toilet with one that is chair height (high boy or ADA type) as it will be easier for them to use.

In Maryland ADA allows the *tenant* to make modifications to a property but *tenant* has to put the house back in order before they leave.

There are for or five steps going down into the basement with a motorized chair lift thingy, so it should be ADA compliant.
