  :)Just quickly looking at Airdna (this is the free view so accuracy could be wrong), but if there are really 3200+ rentals in a vacation area that small, my guess is competition is driving down daily rates and occupancy is highly competitive. 

Appraisal theory states that accuracy is contingent on the user of the information and what valuation problem they need to solve.

I appreciate the confirmation that I use my docs, my vendors to ensure the safety of my principle and the accuracy of the numbers in the deal (appraisal, rehab, ARV). 

Recommendation to buyer is to engage contractor to inspect the property to verify the accuracy of this estimate.
