You might try asking for what I got from my one of my lenders,  they offered a 15 year note on a 5 year ARM with a cap of a 3% rise in rates. 

The better part of those two stories is that there was actually a cap rate listed.....................Uhhh nope!!

You're in a great position coming out of a cap gains tax free proceeds.

Or they can ignore your offer.Some people wont put a cap on their escalations at all.Also the fact that you are escalating over other offers, does not necessarily mean you will be the winning offer.

I.E. a cap rate, 2% or 1.5% rule or any of the countless others ways of doing it.

Just a comment on CMBS:Unless you're going with a conduit who has a capped cost program, a CMBS deal can run up some pretty hefty due diligence costs - $30k-50k deposit due with a signed term sheet (majority is anticipated legal fees).

My calculations indicates a hot water heater has a cap expense of $12/month.
