I would also like to hear of any investor's experiences with multi-family in this region, along with any realtor recommendations that you may have. 

I would connect with a few lenders on here, find one local mortgage broker, and then call around to several regional banks and credit unions.

With the region's expanding infrastructure, business development, and population growth, it is well-positioned for long-term profitability.

The reason is that we have a relationship with a regional bank that will provide financing and which if we limit leverage to 50% will (1) charge interest at their lowest commercial rate fixed for 20 years with no balloon, (2) charge 0 origination points and no “junk” fees and(3) allow us to sell the property with either a sub to or a wrap loan without increasing the interest rate - in other words no due on sale clause.  

Interested in talking with someone with experience in Air BNB in the lakes region. 

Regional hospital in Denison, Two huge casinos in Oklahoma and a number of smaller ones, Four TI chip plants under construction, and they already have a plant there now, but not sure what it makes, Tyson foods factory (I think chicken), airport that I would think gets some cargo service (but no passenger service yet). 

For a cash-out refi in Cambridge, MA, you may want to look into local lenders, credit unions, or regional banks, as they often have better knowledge of the local market and can offer competitive terms.
