I'd like to take a deeper dive into subject to, wraps and other related things to educate myself and see whether some of these might be things I can actually utilize in my real estate journey. 

There are two main ways to utilize this exemption.

I own real estate investments and I own other asset classes like stock, crypto, etc. and there are pros and cons to all of them.I will say there is nothing wrong with selling your property and utilizing the cash elsewhere.

Does this strategy utilizing HELOC really work on saving money and paying off mortgages much quicker?  

Utilities will be among the first in for cleanup actions. 

So you would spend around $25-$30k a month (this was 15 years ago) on police details and require union gate and non union gate if you had non union workforce as well.In DC area, the utility providers are a huge challenge, whether getting permanent power, or water/sewer service etc - good luck.
