Hi all - I'm looking at purchasing a property in Scottsdale, AZ for usage as an STR.

I’m self managing myself but the tax side of it is a little confusing to me but I’m recording everything involved as far as maintenance, traveling, expenses etc. just want to know what some people would do in my situation or what to I can benefit from come tax season  @Angelo LlamasI recommend that you find a real estate accountant to help you understand and prepare your taxes.Bigger Pockets is a great place to find a real estate tax accountant. 

I travel quite a bit, but I am primarily in San Diego. 

Positive SolutionsProblem: In my county small multi-family houses are nearly non-existent and short-term rentals and second-cooking-areas are illegal.Solution: House-hack while renting MTR to traveling medical professionalsProblem: I didn’t know the many laws of the countySolution: A hired attorney 1) informed me that the county calls a house-hack a boardinghouse and 2) drafted a very comprehensive agreement that includes answers to your list of questions.Problem: Interpersonal problems can be a risk.

I've been our traveling these past few days.

Their strategy focused on targeting traveling nurses, a niche market with reliable demand.As for repeating the process in the same city, it's doable but requires careful planning.

Other than that usage, there is little benefit to a typical investor having a RE license....
