Then I would make sure the house is-1. water tight - fix the roof2. all working parts are still working ( water heater, furnance, ect) and no exposed outlets or wires3. broken windows4. tight doors5. no flaking paint exterior or interior6. flooring - safe to walk on7. fix or remove rickety outbuildings8. pleasing to the eye from the outside ( well trimmed shrub & trees)This is what I learned on my first buy and it just cost me 3 returns of the appraiser to get it right.

Unless you plan on doing all the work yourself, you should factor in termite inspection/prevention, possible tree removal/trimming, clearing gutters to prevent leaks, sending contractors to fix things that break, painting unit after each tenant, changing locks after each tenant, cleaning, appliance maintenance etc.

.- Landscaping, add nice garden up front, trim trees, remove overgrown vines from house siding- Remove old walkway and replace with new right angle walkway to driveway instead of street- Fix up front porch, new concrete probably- Repair any problem siding- Flooring has some unevenness, joists in crawl space/basement need to be added or adjusted.- Exterior paint, interior paint - HVAC and water heater appear new, roof appears new- Interior has some water stain marks, replace drywall patches- Replace kitchen with modern cabinets, granite, appliances- Oak floors downstairs hopefully can be refinished- Replace carpet upstairs with composite flooring or nice carpet - stairs are carpeted!

My rehab model is usually 15 days for a cosmetic only with curb appeal, 30 days if you need flooring, trim, kitchen and bath updating etc, 45 if you add kitchen or bath gut and rebuild and 60 if you need extensive work or special order items like siding etc. 75 or 90 if you need longer.I sell my rehab clients on getting their house ready to stage a day before the 15th, 30th, 45th or 60th.

At least 5 interior doors have holes, drywall is marred and dented in places, some trim removed and broken, closet doors broken along with broken light fixtures etc.
