I wanted to see if anyone is familiar with or can recommend paid mentorship programs or coaches for small multifamily unit investing (2-4 units).In my research, I’ve found that most mentorship programs or resources I come across are geared toward large syndication apartment building purchases or other types of investments, such as short-term rentals, medium-term rentals, single-family homes, Section 8, or fix-and-flip projects.

It has occurred to me that the velocity believers actually somehow believe that the world of economics has been altered, and paying 4% interest to pay down a 3% mortgage is somehow profitable.

Would like to purchase the NNN property in the LLC name.Do we need to transfer the deed for the rental property to LLC name before we sell ?

These are things at the high level I want to be looking at for all my real estate purchases.

In light of that did the developers wind up getting a pretty decent deal out of this after they took a big risk on a property with crazy restrictive zoning and no clear path forward prior to purchase?

I strongly advise anyone purchasing an old house to flip to ensure they have a clear understanding of the condition of the home's drainage system.
