Is he going through a rough patch right now or can he just not afford this property?

Just simply claims that ya'll don't believe...Honestly I don't care...I've got nothing to prove.. no beef.. simply a willingness to help here and there when I see folks wanting to do something for themselves...I know how I did it... and that's the experiences/story I'm able to share...You don't want to listen then tune out...I noticed you have a property for sale in my neck of the woods..Waxahachie Texas...Feel free to visit me... we'll have lunch at Juniors in Red Oak, or over at The Cotton Patch....

Since it's metal, I'm thinking I could treat this like auto body work.. patch the metal with welding, then body filler and smooth out, prime/paint, etc. 

Then patch quickly any knot holes, seams and unevenenss.   

I got a quote of $400 to patch up the roof portion.

Evidence is stacking up that residential real estate has at least hit a soft patch.

What a lot of people will do is to patch the home and limp along, replace the roof and delay the kitchen for another ten years, and then do the kitchen, but not the plumbing.

I've hired contractors to refinish, to make small patch finish repairs, to redo 3 piece tub walls and to completely remove and replace tub shower units. 

I've heard of guys getting up there with a brush and a bleach solution, but it's usually for something like a patch of moss.

We already repaired the roof upon closing, patched some drywall spots and plan to replace the HVAC unit once the current tenants move out.
