Since it's metal, I'm thinking I could treat this like auto body work.. patch the metal with welding, then body filler and smooth out, prime/paint, etc.

What a lot of people will do is to patch the home and limp along, replace the roof and delay the kitchen for another ten years, and then do the kitchen, but not the plumbing.

We already repaired the roof upon closing, patched some drywall spots and plan to replace the HVAC unit once the current tenants move out.
