The way most house hack deals in Milwaukee pencil out at the moment is about half of what rent would cost for the owner.

I reviewed this long ago and the amount of work you had to do to save a few bucks did not seem at all worth it.

That can literally be like 50 bucks - and that is not up to youInvesting in section 8 usually means C-D class areas - Higher risk, higher turnover, higher chance of evictions, higher chance of property damage, behind on rent etc.Instead of buying a 20 unit, maybe considering scaling down and investing in a solid area.

We have some in Milwaukee's suburbs, but obviously the further you go into rural Wisconsin the more farms.

Relocation is a big part of my teams business and I do see more people move to Milwaukee.

Then payoff their mortgage/liens and I take the rest.If I structure it this way I've been told I don't necessarily need to go through a title company and formally "Close" on the property which would save me a few thousand bucks. 

Two of my best buddies did this right out of college as well (in Milwaukee, not in Boston), while I waited a couple years before doing it, and I can tell you, I wish I did it sooner.
