IF, you do that structure of deal, you must require hardcopy receipts for all purchase to be remitted weekly or at some reasonable interval, before more supplies are purchase.

During those inspections check the fire extinguisher and change the smoke detector and carbon monoxide batteries (Unless they are those 10 year batteries then just test).Personally I would rather have them and have them documented to be working at proper intervals than not have them and experience a loss of life or full loss of property.

. $30k isn't a lot (because you can only access 75% of it on an investment property refi), and capex such as roof and HVAC usually don't impress appraisers in terms of adding value to the home (these are just things that all homes have that need to be replaced at certain intervals, they aren't really much of an improvement in terms of appraised value).
