Be sure to go at least 10% on Cap Ex Reserves since, as you said, there is a lot of deferred maintenance.Also, be sure you get an accurate, 3rd party appraisal that supports the sale price. 

If you are willing to go at it one note at a time then there are ways to buy a partial or buy a full and sell a partial to recapitalize - keeping payments on the back-end for future revenue.

I let 4 other ones in this community pass me by for lower prices before I realized I needed to go at list or higher, which is what I did.

Let's go at it from the other direction.What do you do, how long have you been doing it, and what do you tell the IRS about what you, and how much you tell the IRS you earn doing it? 

They were destined for failure from the beginning simply because they didn't plan to go at this for a while. 

What really got my goat was when I saw that the realtors were making more money on our projects than I was.
