Interest rates are just one factor in the equation.You can offset high (er) interest rates by buying lower priced properties or fixers, or putting down more cash, or having a desperate seller do partial financing or buy down the rates...So if rates stay above 5% for the next 5 years I think 2 things happen: 1) More experienced/less timid investors have a huge advantage for a while, 2) eventually when everyone realizes this is the 'new normal' then things just go back to normal with slightly higher rates.But what do I know?

And the heavier the marketing push, the more it looks like there is desperation for capital.At the end of the day, there are certainly groups that market and are not at a shortage of capital to get the deals they want done.As it pertains to the original post though, I will add https://www.globest.com/2024/02/21/crow-holdings-secures-3-1...I am curious how many people on these forums or preaching "passive income for busy professionals" are even aware of a Crow Holdings.

I agree with you - If you want to cash flow positive with a decent cash on cash return, you'd need to find a desperate seller, which I'm currently trying to figure out how to find so I can buy my first property!!!
