I actually used to live in Valley Village (Magnolia and Laurel Canyon).Anyway, SoCal can be a tough nut to crack for newbies.A couple years ago I mailed out lots of letters to homeowners across LA County with no luck.Then I tried rural Kern County and got a deal from a distressed homeowner in California City.The margins were not as large as they would've been in LA or OC, but I was able to rent it out for 2 years before fixing it up and selling it for a decent gain.Also, have you considered an owner-occupied small multifamily for your first deal?

It's right in the village so not a lot of homes with acreage in that area. 

My husband and I just acquired a property in Bay Village which is about 30 minutes out of Cleveland, Ohio.

Pension funds, university endowments, and some colleagues from Greenwich and Wall St.

My partner and I are looking at purchasing a rowhome in Baltimore close to Johns Hopkins and a major hospital (Charles Village neighborhood), rehabbing it and holding as a rental.

We’re not looking for high cash flow, but the place should at least be able to break even when we move out.Here’s what we were thinking: Type: 2 - 4 unitsNeighborhoods: Bucktown, Wicker Park, Roscoe Village, or similarPrice Range: We’d like to cap our initial cash investment at $250,000.

As a new investor, before purchasing and or leasing a property, I would also call your village to confirm you are aware of any local ordinances that you must comply with.
